Why Do I Need a Fire Door Inspection?
The Technical Bit
Fire door inspections are a legal requirement under the Regulatory Reform (Fire Safety) Order 2005 and further enforced by the Fire Safety (England) Regulations 2022, which came into effect on 23 January 2023. These regulations mandate that all fire doors in the common parts of multi-occupied residential buildings must be routinely checked to ensure they are fit for purpose. For buildings over 11 metres in height, flat entrance doors must be inspected at least annually, and communal fire doors quarterly, to maintain compartmentation and prevent the spread of fire and smoke.
Fire doors are a key part of a building’s passive fire protection strategy, and regular inspections ensure they function as intended in the event of a fire.
Inspections should be carried out by competent individuals with a clear understanding of current regulations and standards such as BS 8214 and BS 476-22.
A proper fire door inspection assesses the condition and compliance of components like door leaf, frame, seals, hinges, closers, gaps, signage, and fixings.
Reports should identify non-compliances, clearly prioritise actions, and include photographic evidence.
Inspection findings are only valid at the time of assessment and may become outdated due to damage or unauthorised alterations.
