Legionella Risk Management addresses the requirements of the Approved Code of Practice & Guidance for the Control of Legionella Bacteria in Water Systems (L8) 2013.
As part of Legionella Risk Management, the Legionella Risk Assessment includes recommendations for required remedial actions, ongoing monitoring and control measures.
It also identifies and assesses the risk of exposure to Legionella bacteria from work activities and water systems on the premises and any necessary precautionary measures
to be undertaken. The responsible person/body should devise and implement safety measures and attend to hazards as identified in the Risk Assessment.
Communal water systems of property attract the requirements of L8. On-going management requirements should be determined by the Risk Assessment.
The assessments, observations and recommendations made in Legionella Risk Assessments are only pertinent to the conditions at the time of the assessment.
Legionella Risk Assessments should be carried out ’Regularly’. The frequency of the review period for on-going Legionella Risk Assessments is
dependent on any existing Legionella risk management and the severity and likelihood of risks and hazards that may be identified. A legal requirement to be reviewed periodically.
The Risk Assessment report should include an overview audit for relevant legal requirements to determine whether the client is complying with
Legionella Approved Code of Practise and guidance or not.
The content of Legionella Risk Assessment reports can only be based upon the information and access to the properties water systems
provided at the time of the assessment visit.
Risk Assessments are based upon an interpretation of current Acts, Regulations and Approved Codes of Practices; however,
these can only be authoritatively interpreted by Courts of Law.
Legionella Risk Management requires, where appropriate, records of maintenance, monitoring and remedial works to be kept up to date in a site log book which
should contain schematic drawings of the water system within the communal parts of the property.
What to do…
Ensure that a Legionella Risk Assessment is carried out for the communal water systems of managed property and that it is carried out ‘Regularly’ as required.
Ensure that the Legionella Risk Assessment is carried out by an independent and competent company/person to avoid unnecessary issues being recommended for commercial gain.
Ensure that all actions are attended to in line with the priority levels for each hazard or non-compliance identified and the action section is completed to confirm this.
Ensure that, where appropriate, Legionella Risk Management records and schematic drawings are kept up to date within a site log book and that the log book is kept up to date and available for audit
as part of the Risk Assessment.
