2) Discovery & Data Room

We gather drawings, specifications, fire strategy history, FRA actions and maintenance records to establish the baseline and build the “golden thread” of information.

3) Surveys & Evidence (incl. Intrusive as Required)

Targeted site surveys to validate assumptions: compartmentation checks, risers/voids, doorsets and service penetrations. Intrusive investigations are planned where there’s risk of hidden defects.

4) Fire Strategy Development

We design a building-specific fire strategy covering prevention, detection & alarm, suppression, escape routes, smoke control and structural fire protection—aligned with Approved Documents and relevant codes.

5) Engineering Analysis & Modelling

Where needed, we apply performance-based methods (e.g., evacuation modelling, time–equivalence/tenability assessments, CFD by partners) to justify solutions when prescriptive guidance alone is not sufficient.

6) Design Coordination & Reviews

We coordinate with architects, M&E, and structural teams through design reviews, resolving constraints (e.g., lobbies, stair provision, AOV/smoke control, travel distances) to keep safety and usability in balance.

7) Compliance, Approvals & Construction Support

We prepare submission material for Building Control/Fire Authority, respond to queries, and support contractors with compliant details (fire-stopping, cavity barriers, doorsets, sprinklers/mist, alarms).

8) Handover, O&M & Golden Thread

As-built fire strategy, test certificates and maintenance requirements are compiled into the golden thread. We brief dutyholders on ongoing responsibilities and resident-facing information.
